Does the price include bed linen and towels? 


Will we have to pay a breakage deposit on arrival?

No. but we do ask you to inform us of any breakages or losses so that we can find replacements before our next guests arrive.

Is heating and electricity included in the price?



The Rosery:- Private road parking will accommodate 2 cars in front of the property. Please do not park in front of any neighboring properties.

Sunnycroft House :- Ample drive parking.

Annan:- 2 cars in the drive

Alexandra :- 1 Car in drive ample free street parking

What appliances are in the kitchen?

Built in Oven & hob
Washing machine

Dish washer in Sunnycroft House only.

Is there an iron and ironing board?

How do we get keys for the Property?

We offer a meet & greet policy. Keys will be provided for the property on arrival

Do you provide a high chair and cot?

Sorry no. Any equipment required for infants is the hirer’s responsibility to provide.

Can we bring pets?

Sorry, no. we need parents to be assured that we have done our best to give children a clean environment to play in..

Is the garden safe for children?

The lawned gardens are private , secure and safe because we do not allow pets your children can play in a clean environment.

The garden room in The Rosery is well stocked with children's games and books or a lovely quiet area for adults to relax and chill.

Sunnycroft House has a large Fish Pond and will need to be considered with young children. (soon to be fenced off)

Is smoking allowed?

Sorry not in the property, Sunnycroft Holiday properties are strictly no smoking.

Do you offer short breaks?

Yes a full list is on our web page

Our 3 night breaks are Friday Saturday and Sunday

Our 4 night breaks are Monday, Tuesday, Wednesday and Thursday

What is the reservation deposit and when is this due?

This is a non-returnable deposit of 20% of the advertised rate or £50 whatever the greater to reserve the requested dates. You can download a booking form or we will send you one for you to complete and sign. The deposit cheque should be sent when you return this booking form to our correspondence address on the booking form.

When is the final payment due?

6 weeks before arrival. This is the advertised rate for the week minus the reservation deposit.

Payments can also be made by Bank Transfer call for details.

What happens if we have to cancel our booking?

If the hirer wishes to cancel the booking for any reason within 6 weeks of the start of the holiday, he should advise the owner immediately by telephone and then confirmed in writing. Upon receipt of such correspondence, (but without any obligation to the hirer), the owner will attempt to obtain a replacement letting, and if such a letting is obtained, the owner will then refund to the hirer any monies paid. If the owners are unable to re-let, then the owners shall be entitled to retain all payments already made. The owner advises guests to arrange cancellation insurance with the insurer of their choice.
